Pre-storm visits are scheduled based on availability. Storms tracking within 7 days may limit scheduling as our team secures our own home and property. We offer the following individual services for homeowners who need targeted help beyond a standard watch plan. All à la carte services are subject to availability and require advance scheduling.
KEY HOLDING
We securely hold a copy of your keys so trusted vendors, emergency contacts, or our team can access your property when needed. Your keys are stored securely and every access is logged and reported to you. Access is only granted with your explicit authorization. Ideal for homeowners who need reliable local key management without a full watch plan.
VENDOR ACCESS COORDINATION
When your AC technician, plumber, roofer, or contractor needs access to your property, we coordinate the schedule, meet them on site, remain present during the work, document what was done with photos and notes, and report back to you with a full summary. You stay informed without having to fly home. All vendors coordinated through Coastal Calm must carry their own liability insurance. Billed per occurrence.
MINOR HANDYMAN TASKS
During any visit, if we identify a minor issue that can be addressed without licensed contractor work — a loose hinge, a dripping faucet, a stuck door, a tripped GFCI outlet — we can handle it on the spot and document the repair in your visit report. No extra trip required. Tasks are limited to non-licensed repairs a homeowner could reasonably perform themselves.
PRE-ARRIVAL HOME PREPARATION
Before you return to your property, we visit to make sure everything is ready for your arrival. We run the water, check the HVAC, inspect for any issues that developed since our last visit, confirm appliances are operational, and ensure the home is in comfortable move-in condition. You land in Florida and walk into a home that is ready for you.
POST-DEPARTURE WALKTHROUGH
After you leave for the season we conduct a full documented walkthrough to confirm the property is secured, systems are set correctly, and nothing was left in a condition that could cause problems over the months ahead. Thermostats, water shutoffs, appliances, doors, windows, and exterior are all checked and documented. Gives you confidence from the moment your plane takes off.
SEASONAL OPEN AND CLOSE SERVICE
A comprehensive beginning-of-season and end-of-season service covering everything needed to properly open or close your home for the Florida season. Includes full system checks, documentation, and a written summary of property condition at opening or closing. Recommended for homeowners away six months or more.
